Hi all, I'm wondering if anyone has had experience with homeowners associations and solar? Maybe a community HOA solar program? Share power, roof and cost.

My HOA is responsible for the roof of the townhome community I  live in North Carolina and they just installed brand new roofs! (Best time for solar!)

A lot of people rent. Are there any programs to incentivize landlords to install solar?

    Oscar,

Ah, this is a question that comes around quite often!

@Terrell Cato do you have any resources handy you can share with Oscar about HOA's and solar?

Maybe our policy division chair, @Gilbert Michaud has insights as well?

Thank you so much for your question!

    Sincerely,

Yeah, good question.  This is the split incentive problem, for rental properties.

Our friends at Solar United Neighbors have a nice guidebook on HOA solar: https://www.solarunitedneighbors.org/wp-content/uploads/2019/01/SUN_HOA-Guide_FINAL.pdf

I live in a HOA of 55 homes in Blacksburg, VA. In December 2015, I had 12 solar panels installed on my south-facing roof. Virginia had established a law that no HOA could prevent an owner from installing solar panels. Regulations were written by the HOA Board at the time and revised through 2020. Since 2015, I've made 2 additions of solar panels, the most recent being November 2020, when I added 8 panels on my garage roof facing west/southwest. I'm uploading our rules for our HOA.
