    Historically, residential mortgages have been built based on guidelines that are based on PITI (Principal Interest Taxes and Insurance). For years, Green Home stakeholders have worked to change this calculation to include the second largest housing-related category of monthly expenses, utilities / operating expenses. (aka PITI+E). Innovation has bridged this gap and now offers homeowners/home-buyers solutions to fund these critical improvements with their 1st mortgage. Better yet, it also provides these buyers/owners with interest rate reduction opportunities at or below the current interest rates, driven partially by the amount of energy efficiency/sustainability dollars invested (either from the loan or out of pocket) and the resulting improvement in energy performance ... in a nutshell, the more dollars invested, the lower the HERS score, the lower the interest rate.     Really great news. Thanks, Deb. HERS ratings are taking on another significant level and deserve a greater public awareness. Financing the best of buildings with a HERS score could not be more appropriate.
